A local market, not a Lagos average
Warri and surrounding areas, including Jeddo and Bokodo, are local markets. Prices follow what buyers in Delta State can pay, the quality of the house, and how easy the location is to live in.
One verified project result is not a corridor average
Celdric sold a transformed residence for over ₦80 million. That figure is a project result. It is not a promise that every house in the corridor will sell at the same level, and it is not a valuation index.
What to compare instead
When comparing listings, look at finishing, power, parking, security, legal status and access. Those details are more useful than a single city wide number.
